Job Details
A leading law practice in the heart of Leicester city centre who are known for our high quality 'taylored' Personal and Business Legal Services across the region are looking to appoint a conveyancing fee earner to the team.
Job purpose:
Due to growth within the Residential Conveyancing Department, this firm are looking for a fee earner to join the Leicester office.
The role will be working in the busy conveyancing department, managing day to day operational duties and proactively progressing the Conveyancing case load, communicating with clients effectively on their property transactions. Providing a client centric service when conducting property transactions in accordance with the relevant statutory and regulatory framework and in accordance with best Conveyancing practice.
Key result areas:
* Deal with general routine Conveyancing enquires via email, fax, and telephone and in face-to-face meetings.
* Liaise with third parties, including buyers Solicitors, Estate Agents, Mortgage Lenders, IFA's, Landlords and Management Companies.
Purchase:
* Request money for searches
* deal with proof of funding and action accordingly once in receipt of the same.
* Prepare all initial letters to the estate agent and the seller's solicitor
* Check initial instruction forma and refer to the relevant person in probate if a Will is required and / or instruct or advise the client of a surveyor if required.
* Upon receipt of completed searches, check and report to client
* Raise enquiries, if necessary, with the sellers solicitor, communicating more technical enquiries to the fee earner to deal with and chase where necessary
* Check mortgage offer and refer to fee earner to if necessary
* Prepare mortgage deed and certificate of title
* Report to client with mortgage deed and obtain signature
* Report to lender if necessary
* (help to buy only) - check initial paperwork, report to client with MD to sign and submit form 1 and form 2 as appropriate.
* Review client response form regarding joint ownership. Refer as appropriate
* Undertake final checks on file to ensure all signed papers in and searches and funds available. Fee earner to sign off.
* Submit report on title if necessary - once signed by fee earner.
* Exchange contracts
Sale:
* Request Title Deeds
* Request redemption figures
* Memorandum of sale / chase memo of sale
* Prepare letters on receipt of memo of sale
* Prepare contracts - if first registration or complex title / query - refer to fee earner.
* Fee earner to sign off contracts before sent to buyers' solicitors.
* Send standard enquiries prepare letter to client
* Receipt of enquires - liaise with client for any queries and additional information
* Replies to be sent other party solicitor - only refer to fee earner if there is a query
* Send contract to client once approved - refer any amends to contract to fee earner for sign off.
* Upon receipt of redemption figure, send a copy to client.
* Upon receipt of transfer deed, check and send to client for signature
* Reply to requisitions and have signed off by fee earner.
* Undertake final check on file to ensure all signed papers in and redemption figures correct. Fee earner to sign off.
* Exchange contracts
The ideal candidate will have:
* Experience working as an Conveyancer or similar role or working within a busy Residential Conveyancing Department.
* Experience managing sales files.
* Experienced with New Builds.
* Ability to input information quickly and accurately.
* Proven customer care skills.
* Ability to work efficiently and multi-task.
* Be a team player but also be confident to work on your own.
* Knowledge of Microsoft Office.
